It feels safe to list a little high. It feels like leaving room to negotiate. In reality, it usually does the opposite. It pushes serious buyers away in the first two weeks, which is exactly when a home gets the most attention, and it puts sellers in a weaker spot once the price finally has to come down.

In Fort Myers, homes are currently taking about 65 days to sell on average, compared to 42 days a year ago. Across the region, somewhere between one in five and more than a third of active listings have already taken a price cut, depending on the specific area and price point.

They are comparing it against everything else sitting active right now, and they are quick to move on if the price does not line up with what similar homes are actually selling for.

The launch window is everything. That is when a new listing gets pushed to buyers who have saved a search, when agents send it to their clients, and when online traffic is at its highest.
